A 12ร12 room is the one room size where the math works out almost too neatly โ 144 square feet, a perfect square footprint, and tile options that divide into it with little or no remainder. That neatness is exactly why square rooms deserve their own layout approach, rather than the generic "start in a corner" advice that works fine in an oddly shaped hallway.
In a rectangular room, an off-center starting point is barely noticeable because the eye has more distance to travel before it registers an uneven cut. In a 12ร12 room, every wall is the same length, so any asymmetry between opposite walls is immediately visible. A half-tile sliver on one side and a full tile on the other stands out in a square room in a way it wouldn't in a 10ร14.
Rather than measuring from a single wall, find the midpoint of two opposing walls and snap a chalk line between them. Repeat for the other pair of walls. The intersection of those two lines marks the true center of the room, and it's the reference point everything else is measured from โ not the doorway, not the longest wall.
Working outward from the centerline in a grid layout means the perimeter cut tiles on opposite walls end up matching in width. Dry-lay a row of tiles from the center to each wall before setting anything permanently โ if the leftover cut piece is narrower than half a tile, shift the centerline by half a tile width so both edges read as even, balanced strips instead of one full tile against one sliver.
24ร24 inch tile is unusually well suited to this exact room size: six tiles laid edge to edge span 12 feet with no cut at all along that axis. That's part of why large-format tile is so often recommended specifically for 12ร12 rooms rather than for rectangular ones, where the math rarely lines up so cleanly.

Because a 12ร12 room usually has just one main entry, it's worth planning so a grout line runs straight through the doorway threshold rather than a tile edge landing awkwardly mid-doorway. This is a small detail, but it's the first thing visible from the hallway and one of the easiest things to get wrong if the layout is planned only from the far wall.
Some 12ร12 installations use a feature wall or a single accent row of contrasting tile along one edge. If you're doing this, plan it after the centerline grid is set, not before โ an accent border that doesn't line up with the grid's equal cuts will look like a mistake rather than a design choice.
